Should You Buy Now or Wait? 5 Things to Consider Before Making Your Move

One of the most common questions I hear from prospective homebuyers is:

“Should I buy now, or should I wait?”

It’s a reasonable question. Home prices, mortgage rates and economic headlines can all make it tempting to wait for the “perfect” time to buy.

But there’s a problem: the perfect time is usually obvious only in hindsight.

Rather than trying to predict exactly where home prices or mortgage rates will be six or twelve months from now, I believe buyers should start with a different question:

Does buying a home make sense for me right now?

Here are five things worth considering before making that decision.

1. Can You Comfortably Afford the Monthly Cost?

Getting approved for a mortgage and being comfortable with the mortgage payment are two different things.

A lender may determine the maximum mortgage you qualify for, but that doesn't necessarily mean you should borrow that amount.

Your housing budget should also leave room for the rest of your life.

Think about expenses such as:

  • Property taxes

  • Strata fees, if applicable

  • Home insurance

  • Utilities

  • Maintenance and repairs

  • Car payments and other debts

  • Childcare

  • Travel and entertainment

  • Saving for retirement

  • Building an emergency fund

A good mortgage strategy isn't simply about determining the largest mortgage available to you.

It's about finding a mortgage payment that works comfortably within your overall financial plan.

2. How Long Do You Expect to Own the Property?

Your timeline matters.

Buying may make more sense when you expect to stay in the property for several years rather than buying with the expectation that you will need to sell again shortly.

There are significant costs associated with buying and selling real estate, including legal costs, property transfer taxes where applicable, moving expenses and potential real estate selling costs.

Your future plans should therefore be part of the mortgage conversation.

Ask yourself:

Where do I expect to be three, five or even seven years from now?

A first home doesn't necessarily need to be your forever home, but it should make sense within your likely future plans.

3. Is Your Financial Position Ready?

Before worrying about where the market is going, look at where you are financially.

Consider your:

  • Down payment

  • Income stability

  • Existing debts

  • Credit

  • Emergency savings

  • Expected closing costs

You don't necessarily need to have everything perfect before speaking with a mortgage broker.

In fact, speaking with one earlier can be helpful.

If something needs improvement, such as reducing debt, increasing your down payment or organizing your documentation, knowing six months ahead gives you much more flexibility than discovering it after you've found a property you want to buy.

4. What Happens If Rates or Prices Change?

This is where buyers can get stuck.

You might think:

“I'll wait until mortgage rates come down.”

But what happens if rates fall and more buyers enter the market?

Or:

“I'll wait for home prices to fall further.”

But what happens if prices stay relatively stable or begin rising again?

The opposite can happen too.

No one can consistently predict the exact bottom of either mortgage rates or real estate prices.

Instead, consider several scenarios.

For example:

If rates remain similar to today, can I comfortably afford the property?

If rates increase at renewal, will my budget still have some flexibility?

If home prices decline after I purchase, am I comfortable continuing to own the property for the longer term?

Looking at the decision from several angles can be much more useful than trying to predict one perfect outcome.

5. Does Buying Help You Achieve a Personal Goal?

This may be the most important question.

People don't buy homes simply because an interest rate reaches a certain number.

They buy because they want:

  • More space

  • Stability

  • A home for their family

  • To stop renting

  • To live in a particular neighbourhood

  • To build long-term equity

  • An investment property

  • Greater control over where they live

Your mortgage should support those goals—not determine them.

So, Should You Buy Now or Wait?

There isn't one answer that applies to everyone.

For one buyer, purchasing today may make perfect sense.

For another, waiting six or twelve months while building a larger down payment, paying down debt or improving their financial position may be the better decision.

That's why I prefer to approach the question from the buyer's financial situation first and the market second.

Instead of asking:

“Is now the perfect time to buy?”

Consider asking:

“If I found the right property today, would I be financially comfortable buying it?”

If the answer is yes, it may be worth exploring your options.

If the answer is no, that's useful information too—and it gives you an opportunity to put together a plan so you're ready when the time is right.
